Leaderr approved Epoxy Flake Flooring South Africa - flooring installers spreading a grey epoxy floor coating with a squeegee and spiked roller in an open-plan office, with Table Mountain visible through the windows

Epoxy flake flooring South Africa: coloured vinyl flakes broadcast into a wet epoxy coat and sealed under a clear topcoat. The speckled finish hides dust and small marks, and adds some texture underfoot.

How a Flake Floor Is Built

  1. Grind and prime the concrete.
  2. Roll on a coloured base coat.
  3. Broadcast flakes into the wet base.
  4. Scrape and vacuum loose flakes once cured.
  5. Apply one or more clear topcoats.

Colour Blends

  • Most contractors offer ready-mixed blends of two to four colours.
  • Larger flakes give a bolder pattern; smaller flakes read as a granite effect.
  • Mid-tone blends hide dirt best. Very light or very dark blends show more.
  • Ask for a sample chip, as screen colours are misleading.

Flake Coverage

CoverageResultTrade-off
Full broadcastFlakes cover the whole base coatMore uniform and durable; uses more flake
Partial broadcastBase colour shows between flakesLower cost; base coat takes more wear

Texture and Topcoats

  • Fewer topcoats leave more texture and more grip. More topcoats give a smoother, easier-to-clean surface.
  • Epoxy topcoats are hard but yellow in sunlight.
  • Polyurethane and polyaspartic topcoats resist UV and scratches better, and suit areas near doors and windows.

Common Applications

  • Garages and workshops.
  • Change rooms, ablutions and gyms.
  • Kitchens and sculleries.
  • Retail back-of-house and service areas.
  • Schools and clinics.

Curing

Many standard epoxy systems take light foot traffic after about 24 hours, vehicles or heavy loads after about 5 to 7 days, and reach full chemical resistance after about 7 days at around 20°C. Cold weather slows curing, and fast-cure systems are quicker. Ask the contractor for the times printed on the product data sheet for the exact system they quote.

Cleaning and Care

  • Sweep or vacuum, then wash with a pH-neutral cleaner.
  • Use a soft deck brush on textured finishes.
  • Recoat the clear topcoat when traffic areas start to look dull.

Epoxy Flake Flooring South Africa FAQs

Is a flake floor slippery?

Less than plain gloss epoxy, because the flakes add texture. Fewer topcoats or an anti-slip additive add more grip.

Do flakes come loose?

Not when properly sealed. Loose flakes are scraped off before the clear topcoat locks the rest in.

Full or partial broadcast?

Full broadcast gives a more even look and a thicker system. Partial broadcast costs less but shows more base colour.

Does a flake floor hide dirt?

Yes, mid-tone blends hide dust and small marks well, which is why they are popular in garages.

Can flakes go outdoors?

Only with a UV-stable topcoat, as epoxy yellows in sun. Ask the contractor which topcoat they use.
