Prices JUST UPDATED. Ballpark figures per m² for supply and installation, taken from rates published by South African flooring contractors and cost guides and rounded. They are not our prices or quotations, and no contractor is bound by them. Most sources do not say whether VAT or preparation is included, so confirm both on every quote.

How Contractors Calculate a Quote

  1. Measure the floor area in m².
  2. Choose the system and thickness for the use.
  3. Price preparation: grinding, crack and joint repair, removing old coatings or tiles.
  4. Add extras: coving, stairs, line marking, moisture-tolerant primers.
  5. Add access, travel and after-hours costs.
  6. Apply any minimum charge for small jobs.

A Worked Example

A double garage of about 36 m² with a flake finish at R350 to R450 per m² comes to roughly R12,600 to R16,200 before extras such as oil-stain removal, crack repair, travel and VAT.

What Drives the Price

  • Preparation. Grinding, blasting and removing old coatings can cost as much as the coating itself.
  • Floor condition. Cracks, damp, oil and weak concrete add repair work.
  • Area. Small floors cost more per m² because set-up and minimum charges are spread over fewer metres.
  • Finish. Decorative flake, metallic and 3D finishes cost more than solid colours.
  • Thickness. More millimetres means more material and longer life.
  • Access. Upper floors, no lift, tight spaces and no power or water on site add time.
  • Downtime. Night, weekend and phased work cost more than an open site.

Comparing Quotes

  • Check every quote names the resin, the number of coats and the total thickness.
  • Check preparation is described, not just "floor prep".
  • Ask whether VAT is included.
  • Ask what the warranty covers and what voids it.
  • Compare the price per m² for the same system, not the totals alone.

Epoxy Flooring Cost FAQs

How much does epoxy flooring cost per m² in South Africa?

Published rates run from about R165 per m² for entry-level coatings to R1,500 per m² for metallic and 3D finishes, before extras.

Why are quotes so different?

They often price different systems, thicknesses and preparation. Compare those details, not just the total.

Is VAT included in epoxy flooring prices?

Most published rates do not say. Ask every contractor to state it on the quote.

Is there a minimum charge?

Many contractors have one for small jobs, so very small areas cost more per m².

Can I get a price without a site visit?

Often an estimate from photos and measurements. A firm price for repairs or poor floors usually needs a visit.
