Common Problems and Likely Causes

ProblemLikely causes
Peeling or delaminationPoor preparation, moisture under the coating, oil contamination
Bubbles and blistersMoisture vapour or air escaping from the concrete
CracksCracks or moving joints in the slab below
Worn traffic lanesCoating too thin for the traffic, grit abrasion
Yellowing or chalkingSunlight on an epoxy without a UV-stable topcoat
Tyre marks lifting the coatHot tyre pickup on a thin or poorly bonded coating

Diagnosis First

  • A moisture test of the slab.
  • Checks on how well the existing coating is bonded.
  • Whether cracks are moving or stable.
  • What the original system was, if known.
  • Ask the contractor to explain the cause in writing before they quote the fix.

Repair Options

OptionWhen it fits
Spot repairSmall, isolated damage on an otherwise sound floor; colour match may not be perfect
RecoatSound coating that is worn or dull; sanded and given a new topcoat
Removal and new systemWidespread peeling or poor bond; old coating ground off to bare concrete

When the Slab Needs More Work

  • Rising damp needs a moisture-tolerant primer or damp-proofing system before recoating.
  • Weak or dusty concrete must be ground back to sound material or repaired.
  • Structural cracks or settlement need a builder or engineer first.
  • Moving joints need a flexible filler rather than being coated over.

Repair Process

  1. Inspect and test.
  2. Remove failed coating and contamination.
  3. Repair cracks, holes and joints.
  4. Prime and apply the new system or topcoat.
  5. Cure and hand over.

Removal and slab repairs are the big unknowns, so most repairs are quoted after a site visit. See the epoxy flooring cost guide.

Curing

Many standard epoxy systems take light foot traffic after about 24 hours, vehicles or heavy loads after about 5 to 7 days, and reach full chemical resistance after about 7 days at around 20°C. Cold weather slows curing, and fast-cure systems are quicker. Ask the contractor for the times printed on the product data sheet for the exact system they quote.

Preventing a Repeat

  • Fix the cause, not just the surface.
  • Choose a system thick enough for the traffic.
  • Keep grit off the floor and clean spills quickly.
  • Recoat worn areas before they reach bare concrete.

Epoxy Floor Repairs South Africa FAQs

Can a peeling epoxy floor be patched?

Small areas can, if the rest is well bonded. Widespread peeling usually means the coating has to come off.

Why is my epoxy floor bubbling?

Usually moisture or air rising from the concrete. A moisture test shows whether a special primer is needed.

Can you recoat over old epoxy?

Yes, if it is sound. The old surface is sanded and cleaned so the new coat can bond.

Will a repair match the old floor?

Spot repairs rarely match perfectly, especially on faded floors. A full topcoat over the area gives a more even look.

Do I need a site visit?

For most repairs, yes. Photos help contractors give an early estimate.
