Leaderr approved Self Levelling Epoxy Flooring South Africa - flooring installers spreading a grey epoxy floor coating with a squeegee and spiked roller in an open-plan office, with Table Mountain visible through the windows

Self levelling epoxy flooring South Africa: a thicker, poured epoxy that flows out to a smooth, seamless and glossy surface. It smooths small surface flaws, but it does not level a floor that is out of level.

System Thickness

Most self levelling epoxy systems are about 2 to 4 mm thick. Thicker builds take more wear and hide more surface texture, but use more material.

Substrate Requirements

  • Sound concrete or screed, without hollow or crumbling patches.
  • A dry slab, confirmed with a moisture test.
  • Grinding or blasting, then a primer to seal the surface.
  • Without a good primer, air escaping from the concrete leaves pinholes and bubbles.
  • A workable temperature. Cold slows flow and cure; heat shortens working time.

What It Can and Cannot Fix

Floor conditionSelf levelling epoxy alone?
Rough surface, small pits and trowel marksYes, within the system thickness
Hairline cracksAfter crack repair
Dips and humps of several millimetresNo: needs a levelling screed or compound first
A floor that slopes overallNo: the resin follows the slope
Falls to drainsThe resin keeps existing falls but does not create them

Finish Options

  • Gloss straight from the pour, or a satin topcoat.
  • Solid colours.
  • A smooth base for metallic finishes.
  • Fine anti-slip additives for wet areas.

Where It Is Used

  • Shops, showrooms and offices.
  • Laboratories, clinics and clean areas.
  • Food preparation areas without hot washdowns.
  • Homes wanting a seamless look.

Installation

  1. Grind, vacuum and repair.
  2. Prime, sometimes in two coats on porous concrete.
  3. Pour the mixed resin and spread it to depth with a notched trowel or gauge rake.
  4. Roll with a spiked roller to release air.
  5. Close the area while it cures.

Curing

Many standard epoxy systems take light foot traffic after about 24 hours, vehicles or heavy loads after about 5 to 7 days, and reach full chemical resistance after about 7 days at around 20°C. Cold weather slows curing, and fast-cure systems are quicker. Ask the contractor for the times printed on the product data sheet for the exact system they quote. Keep doors closed while the resin flows, as wind blows dust and insects into the surface.

Cleaning and Maintenance

  • Dust-mop and wash with a pH-neutral cleaner.
  • Use mats at entrances to stop grit scratching the gloss.
  • Refresh the topcoat in busy areas when it dulls.

Self Levelling Epoxy Flooring South Africa FAQs

Will self levelling epoxy fix an uneven floor?

Only small surface flaws within its thickness. Dips, humps and slopes need a levelling screed or compound first.

How thick is self levelling epoxy?

Usually about 2 to 4 mm, depending on the system and the wear it must take.

Why does self levelling epoxy get pinholes?

Air escaping from porous concrete. A proper primer and spiked rolling reduce it.

Is self levelling the same as a screed?

No. A screed is usually cement-based and levels the floor. Self levelling epoxy is a resin finish that goes on top.

Is it slippery?

The gloss surface can be slippery when wet. Ask for a fine anti-slip additive in wet areas.
