Garage epoxy flooring South Africa: a sealed coating over the garage slab that resists oil drips, tyre marks and dust. Garages take more abuse than most rooms, so preparation and coating thickness matter more than colour.

- Hot tyres. Tyres heat up on the road. On thin or poorly bonded coatings they soften the surface and pull it off.
- Oil and fluids. Engine oil, brake fluid and battery acid stain bare concrete. A sealed coating lets you wipe them up.
- Grit. Sand carried in on tyres grinds at the surface where wheels turn.
- Damp slabs. Many garage slabs have no damp barrier. Moisture pushes coatings off from below.
- Dropped tools. Thicker systems and flake finishes take chips better and hide small marks.
Finish Options
| Finish | Look | Practical note |
|---|---|---|
| Solid colour | Plain, usually grey | Lowest cost; shows tyre marks and dust more |
| Flake | Speckled, multi-colour | Hides dirt and adds some grip |
| Metallic | Marbled, showroom look | Highest cost; shows scratches on gloss |
| Clear topcoat | Gloss, satin or matte | Polyurethane or polyaspartic topcoats resist scratches and UV better |
Preparation
- Oil stains are degreased first. Oil soaked deep into concrete may need to be ground out.
- The slab is diamond ground to remove laitance and open the surface.
- Cracks and holes are filled, and old paint is removed.
- A moisture test shows whether a moisture-tolerant primer is needed.
Installation Steps
- Empty the garage, including shelves on the floor.
- Grind, vacuum and repair.
- Prime.
- Apply the base coat, and broadcast flakes if chosen.
- Apply one or two topcoats.
- Keep the door closed and cars out while it cures.
Most double garages take two to four days on site, depending on the system and time between coats.

When You Can Drive on It
Many standard epoxy systems take light foot traffic after about 24 hours, vehicles or heavy loads after about 5 to 7 days, and reach full chemical resistance after about 7 days at around 20°C. Cold weather slows curing, and fast-cure systems are quicker. Ask the contractor for the times printed on the product data sheet for the exact system they quote. In a cold Highveld winter, allow longer before parking.
Cleaning and Care
- Sweep grit regularly, especially where tyres turn.
- Wipe oil and fluids as soon as you see them.
- Wash with a pH-neutral cleaner. Avoid strong solvents.
- Put a mat under the motorbike stand or jack to spread point loads.
Garage Epoxy Flooring South Africa FAQs
Why do some garage epoxy floors peel?
Usually poor preparation, damp coming up through the slab or a thin coating that softens under hot tyres. Grinding and a moisture test reduce the risk.
Is a DIY garage epoxy kit the same?
Kits are usually thinner and applied without diamond grinding, so they tend to wear and lift sooner than a professionally installed system.
Can epoxy go over an old painted garage floor?
The old paint normally has to be ground off. Coating over it ties the new floor to a layer that may already be failing.
Will the garage floor be slippery?
Gloss epoxy can be slippery when wet. A flake finish or an anti-slip additive in the topcoat gives more grip.
How long before I can park my car?
Many standard systems need about 5 to 7 days at around 20°C. Fast-cure systems can be quicker. Use the time your contractor gives for the product.
