| Room | Suitability | Note |
|---|---|---|
| Living and dining areas | Good | Large seamless areas look best; use rugs for warmth and sound |
| Kitchens | Good | Spills wipe up easily; ask for a slightly textured topcoat |
| Bathrooms | Good with care | Needs anti-slip texture and sealed edges at showers |
| Bedrooms | Fair | Hard and cool underfoot; often paired with rugs |
| Stairs | Possible | Slow work, priced per step; needs edge grip |
| Patios and outdoor areas | Limited | Epoxy yellows in sun; needs a UV-stable topcoat or another resin |
Looks and Finishes
- Solid colour. Clean and modern. Satin or matte topcoats hide footprints and dust better than gloss.
- Metallic. A marbled, one-off look for living areas.
- Flake. Speckled and forgiving in kitchens and scullery areas.
- Self levelling. A smooth, flat base, often under decorative finishes.
Assessment and Preparation
- Tiles are usually removed. Coating over tiles is possible only if they are firmly bonded, and grout lines may show.
- Screeds are checked for strength, cracks and dampness. Ground-floor slabs are moisture tested.
- Underfloor heating must be checked with the system supplier before work starts.
- Skirting, door frames and kitchen units are protected or trimmed to suit the new floor level.
Installation and Disruption
- Rooms being coated must be empty and closed off for several days.
- Solvent-based products smell strongly. Water-based systems have less odour; ask which you are getting.
- Grinding is noisy and dusty. Good contractors use dust extraction.
- Keep children and pets out until the floor can take foot traffic.
- Larger homes can be done in sections so you keep access to the kitchen or bedrooms.

Curing
Many standard epoxy systems take light foot traffic after about 24 hours, vehicles or heavy loads after about 5 to 7 days, and reach full chemical resistance after about 7 days at around 20°C. Cold weather slows curing, and fast-cure systems are quicker. Ask the contractor for the times printed on the product data sheet for the exact system they quote. Wait before replacing heavy furniture and rugs, as rugs can trap solvents and mark a fresh surface.
Cleaning and Care
- Dust-mop daily; grit is what dulls a gloss floor.
- Wash with warm water and a pH-neutral cleaner.
- Fit felt pads under chairs and tables.
- Avoid steam mops unless the contractor approves them for the topcoat.
Residential Epoxy Flooring South Africa FAQs
Is epoxy flooring cold underfoot?
It feels similar to tiles: hard and cool. Rugs help in living areas and bedrooms.
Does epoxy scratch?
Gloss finishes show fine scratches from grit and furniture. A polyurethane topcoat and a satin or matte sheen hide wear better.
Can epoxy go over my existing tiles?
Only if the tiles are firmly bonded and properly prepared, and grout lines may still show. Most contractors recommend removing them.
Is epoxy safe once it has cured?
Fully cured epoxy is inert. Keep the room ventilated during installation and stay out until the contractor says the floor has cured.
How long will I be without the room?
Usually several days from preparation to light foot traffic, longer for furniture. Ask for a written schedule.
